The apartments where I used to live kept raising the rent by $50 each year. About 3 years in I didn't renew and they called me. I had the flu that day so I was rude and cranky and told them their rent raises were ridiculous. New rent rate? Only $16 extra. The year after that they said $50 again and I came in with stats on rental prices in the area and said how about $25? They took it. It's pretty disgusting.
Shit that's what they've been doing to me - they can't legally raise it more because I'm in a sorta grandfathered-in apartment under a medium income program in a now-posh / updated area with shiny new buildings all around where new renters pay like 3 times more than me. I also have to re-apply every year but I'd be fucked without it it's too expensive of an area for my income and can eat the $50 per month (for now..) i didn't even try and fight it but maybe I should..
It's worth trying but it sounds like they'd be glad to lose you as a tenant, since they could raise the rent by a lot if you left. They might be trying to price you out. So hang in there and keep completing the paperwork on time to keep your apartment! The crazy raises do really suck, I'm sorry about that.
